A service member may need to purchase a home at a new duty station before selling a property at their previous location. The expanded loan limits can provide greater flexibility during these transitions.

The VA loan program recognizes that military life does not always follow a traditional civilian schedule.

Several accommodations exist to help active duty borrowers:

  • A spouse may satisfy occupancy requirements while the service member is deployed.
  • Certain documented PCS situations may qualify for occupancy timeline extensions of up to 12 months.
  • Military relocations and deployments are considered when evaluating occupancy rules.

These provisions help ensure that service members can take advantage of their benefits even when duty assignments create logistical challenges.
